Jason Whittington and Andrew Baker, both in the local office of NAI Partners Commercial, marketed the asset at 2905 Sackett St. for $1.6 million. According to Baker, Methodist Hospital inherited the 29-year-old building with the buyout of the Visiting Nurses Association of Houston. The visiting nurses association is continuing to occupy the first floor on a month-to-month lease, but most likely will be moving out of its 16-year location near the intersection of West Alabama Street and Kirby Drive in the southwestern sector.

Baker says the property, assessed at $1.4 million, was on the market less than 30 days when Lukens put it under contract. He says investment interest ran high due to its size, perfect for small businesses, and ample parking area on the 33,271-sf lot. Additionally, a location in an upscale, predominately class A submarket like Greenway Plaza, "makes it a good buy," he adds.

Lukens, which leases office space at 2100 W. Loop South in the Galleria, will begin an extensive renovation in the coming months. Baker says the new owner intends to occupy the second floor and lease out the first.

A Lukens spokeswoman says the relocation should take place before October. Lukens is a consulting group for senior managers in energy-related firms for strategy, risk management, valuation and regulation issues.
