One Metro Center, developed for abut $140 million by Tishman Speyer just last year, sits at 701 13th St., built atop an existing Hecht's Department Store at the bustling Metro Center metro station in the city's central business district. The building rises 12-stories high, including the space on which it sits, with the office space starting on the seventh floor. The building is currently 11% occupied, but boasts a 68% tenancy in commitments.

For Los Angeles-headquartered Manatt Phelps, the lease deal comes on the heels of its recent merger with New York's Parcher, Hayes & Snyder. Manatt Phelps currently keeps its offices at 1501 M St.
