Law Firm Relocates to 25,500-SF Space

WASHINGTON, DC-Manatt, Phelps & Phillips, a law firm and lobbying concern, has paved the way for a relocation by committing to a lease on 25,500 sf of office space in the East End at One Metro Center. Real estate services company Cassidy & Pinkard represented the firm in securing its lease on the 10th floor of the 416,000-sf premier property, which is owned by Tishman Speyer. The terms of the lease, which begins in August, have not been disclosed; however, space at the property is said to go for $31 to $35 per sf.

One Metro Center, developed for abut $140 million by Tishman Speyer just last year, sits at 701 13th St., built atop an existing Hecht’s Department Store at the bustling Metro Center metro station in the city’s central business district. The building rises 12-stories high, including the space on which it sits, with the office space starting on the seventh floor. The building is currently 11% occupied, but boasts a 68% tenancy in commitments.
