Distributor Takes 12,056-SF Tempe Space

TEMPE, AZ-A door, cabinet and window distributor inks a five-year lease worth $415,000 for 12,056 sf in Tempe's Broadway Industrial Park. The deal lands the company closer to the center of its Valley customer base.

TEMPE, AZ-A Tucson-based distributor of doors, windows and cabinets has signed a five-year lease worth $415,000 for a 12,056-sf stand alone building in Tempe’s Broadway Industrial Park. The company willmove from its current Chandler facility to take up residence closer to its growing Tempe market.”They’re seeing more of a market up there, so this provides a good space for them,” Pete Klees of Grubb & Ellis/BRE Commercial’s industrial group tells GlobeSt.com. “What was really required was finding a suitable building that had a fairly large fenced yard.”Built in 1978, the Broadway Industrial Park facility is located at 1233 West Geneva Dr. Petty Windows and Cabinets signed the deal with RREEF of San Francisco, which owns approximately 500,000 sf in the park. Klees notes that Petty’s use is appropriate for the propertysince the company never has product that sits for more than 45 days. “The beauty with them is it’s not long term. It’s pretty much in and out,” Klees adds.Industrial vacancies in Tempe were 10.9% as of first quarter 2004, a little under the market average for Phoenix. Klees represented RREEF in the deal, while Don Shikles of Coldwell Banker Commercial Metrorepresented Petty.
