8,000-SF Asset Pulls $75 Per SF

IRVING, TX-An 8,000-sf office/warehouse has sold after one failed contract and nearly 18 months of marketing by two brokerage firms. Sources say the property, with a location at the junction of Texas 183 and 161, has fetched about $75 per sf.Seller American Built Equipment Co. Inc. of Irving was asking slightly more than $1.2 million in a second go-round at marketing for the 4109 W. Rochelle Rd. in Irving by a pair of brokers for Dallas-based Henry S. Commercial. “It just took the right buyer,” Pete Richardson, who brokered the sale along with Brett Owens, tells GlobeSt.com about the new owner, HeavyQuip Equipment Parts & Services of Pearl, MS.HeavyQuip, formerly Crawler Parts Inc., is touted as the largest independent retail construction parts and service company in North America, with full-service shops throughout the Southeast. Now, it’s added a second location in Texas. Craig Jones with the Dallas-based Robert Lynn Co. brokered the buy side, which maintains operations in port cities like Houston and select inland distribution markets like Memphis.Richardson says he and Owens landed the listing about six months ago. One contract fell by the wayside when the would-be purchaser opted to move to Atlanta. The nine-year-old building, with three acres of outside storage, was emptied just two months ago as the all-cash deal headed into the final stretch, Richardson says. Besides Texas and its homeport, HeavyQuip has operations in Louisiana, Arkansas, Tennessee, Kentucky, Alabama, Missouri, Kansas, North Carolina, South Carolina, Georgia and Florida plus wholesale operations in Canada, Mexico, the Caribbean, Central and South America.
