Doug Bates with the local office of Henry S. Miller Commercial represented Lumber Liquidators in the lease negotiations. He tells GlobeSt.com that his client wanted a site that had exposure to a major freeway, but still provided enough warehouse space to store its flooring product. Lumber Liquidators existing location is 27 miles away at 5829 W. Sam Houston Parkway in northwest Houston.

Bates says he initially looked for space along Interstate 45, but couldn't find the right combination of exposure and warehouse space. When the search was expanded to include the 610 Loop, the building located in the South Loop Business Park became the obvious choice. Lumber Liquidators will use approximately 800 sf as a showroom, he adds.

The property is one of two equally sized buildings that total 92,550 sf in the park. Asking rents in the park, range from 35 cents per sf to 45 cents per sf depending on the size of the space. Richard Howard was the internal representative for the building's owner, Kagan Realty Investors of Houston.
