"This acquisition also gives Wells Real Estate Funds nearly $250 million in Boston-area properties, which reaffirms our belief in the viability of this area," says David Steinwedell, chief investment officer with Wells Real Estate Funds.
The two-story, single-tenant building is 100% leased by EMC, a provider of storage systems, software, networks, and services. EMC is on a long- term lease. The building is located in Westborough Technology Park about 20 miles west of downtown Boston in the Route 495 West submarket. It sits on more than 16 acres and is located immediately west of the Route 9/495 interchange. The brick building, completed in 1992, features a two-story main lobby with glass, nine-foot ceilings and approximately 1,000 surface parking spaces.
Wells acquired One Brattle Square this past February, a 98,069 sf, Class-A, six-story office building in Cambridge. The building is 99% occupied by Harvard University, EMI Group, The Limited. Wells Real Estate Funds is an Atlanta-based real estate investment management firm with more than $5.5 billion in assets.
