Culinary Arts College Opens 68,000-SF Site

MIRAMAR, FL-The college's 15-year lease at the Miramar Park of Commerce is valued at $18 million. The location--the company's first in South Florida and second statewide--includes a 7,000-sf, student-run restaurant. The park has seen a rise in interest from education-sector tenants, according to a broker in the deal.

MIRAMAR-In a lease valued at $18 million, Le Cordon Bleu College of Culinary Arts Miami opened a 68,000-sf location this week at the Miramar Park of Commerce here. This is the first Le Cordon Bleu Schools North America location in South Florida and the second in the state.The college signed a 15-year lease for space in building MPC-22B.Included in the space is a 7,000-sf, student-run restaurant, which is slated to open in January and will be the first in the four-million-plus-sf park, the biggest corporate park in Broward County. Seventy students are expected in the first class and the college expects to have more than 100 employees at its new site within two years. Le Cordon Bleu College of Culinary Arts Miami is a propriety school owned by Career Education Corp., based in Hoffman Estates, IL.According to chef Kirk Bachmann, CEC education director of Le Cordon Bleu Schools North America, the company chose Miramar Park of Commerce, whose developer is Sunbeam Properties, due to its location between Dade and Broward counties and accessibility to major highways, enabling the company to serve “all of our South Florida markets.”Le Cordon Bleu is not the only education-related tenant that has expressed interest in the park, according to Andrew Ansin, vice president of Sunbeam Properties. He says leasing activity has increased in this sector. “We’ve had interest from several Internet-based schools,” he adds in a statement.Greg Katz of Studley represented Le Cordon Bleu College of Culinary Arts Miami in the transaction. Ansin and Maridee Bell of Sunbeam represented the park.
