The Residences at Presidents Place is located within the Presidents Place mixed-use development, which is owned by Lincoln Property on behalf of a state pension fund. President's Place is comprised of 349,085 sf of class A office space, 40,000 sf of retail space and a 1,100-space garage. The site is located in Downtown Quincy, across the street from the Quincy Center MBTA station and is near routes 93, 3 and 128.

Simon J. Butler, vice president/partner, and Biria St. John, vice president, of the CB Richard Ellis/Northeast Multi-Housing Team represented Lincoln Property in the sale of the deal. CBRE also procured the buyer, Intercontinental Real Estate Fund.

Lincoln Property bought the entire complex 10 years ago. The company wanted the office complex and the parking garage but, according to Butler, it was not interested in development. The site of the Residences was originally zoned for office use but Butler tells GlobeSt.com that Lincoln felt that adding a residential component to the project would be a good mix. The company got the site rezoned for residential use and then looked for a buyer who would develop the building. He adds that Intercontinental has indicated that it intends to build the residential building.

The Residences at Presidents Place will complete the build-out of the President's Place development. It will consist of a 10-story steel framed mid-rise apartment building built over two levels of parking.
