Jon Silberman with the local office of NAI Houston represented Grey Wolf in the lease. He tells GlobeSt.com that his client has been in the building since 1997 and agreed to a long-term renewal for the same amount of space. According to Silberman, Grey Wolf did review other space options, but on a limited basis. He says they wanted to stay in a class A building within the Westchase submarket. Staying at the Richmond Avenue building "made the most sense," he says, adding that the terms were economically aggressive.

The building, known as Granite Westchase, was constructed in 1983 and is owned by Granite Properties of Dallas. Bubba Harkins of Granite's Houston office was the internal representative for the building owner. Asking rates at the 14-story, 310,296-sf suburban office building are about $20 per sf.
