Houstech Inc.'s new holding is a 21-year-old building positioned on a half-acre tract at 800 Sam Houston Parkway. James Bartley of Houston is the seller.

The seller's broker, Chris Caudill with NAI Houston, tells GlobeSt.com that the asset came to market when the building's lone tenant said it was moving out when the lease expired. Bartley, the owner for the last seven years, opted to sell rather than re-lease.

Caudill and NAI's Joel Michael started marketing the property a year in advance of the recent lease expiration. Houstech, one of three offers, was represented by Mike Farris of Houston Industrial Brokerage.
