"It took forever to get through the city and the realignment district. It was a real complicated deal," Mark Bramlett, a senior associate at Grubb & Ellis/BRE Commercial in Phoenix, tells GlobeSt.com. The buyer paid cash to Mardian Industries III LP after working out the 7th Street realignment.
Bramlett says a prerequisite for the deal required the creation of a redevelopment district along Baseline Road in order to correct the 7th Street intersection when the city was first laid out. He says the deal would have been impossible to do because the street is a quarter-mile off its alignment.
Anxon will build a 15,000-sf building and lease it for the long term to the Deerfield, IL-based Walgreens. The store and road construction should be ready to go by Sept. 1.Bramlett represented Anxon in the deal. Dan Salley and Steve Mardian, both with Grubb & Ellis/BRE Commercial, represented the selling entity.
