Citgo spokeswoman Kate Robbins says the first wave of employees will begin "landing" this summer in the five-story office building at 1293 Eldridge Parkway. As previously reported, the relocation from Tulsa, OK will take up to two years to complete, bringing up to 700 white-collar jobs to the building and doubling Citgo's workforce in the city.
Citgo worked out a deal, including first right of refusal for a sale, to assume the balance of a lease set to expire in mid-2011, a source tells GlobeSt.com. The Cambridge, MA-based AspenTech, the master leaseholder, has until the end of July to vacate its five-year-old build-to-suit. An AspenTech spokeswoman says the decision will be made this week as to where the company will go next and how much space will be needed. AspenTech had nearly 100,000 sf of sublease space on the market at the year's start when the eight-acre property was sold for upward of $35 million to Franklin Street Partners of Wakefield, MA.
At last count, the 14.3-million-sf Energy Corridor had 555,121 sf on the sublease market, according to CBRE/Trione & Gordon's latest market report. Rent averages $18.50 per sf.
Patricks Hicks, a principal for MetroNational in Houston, brokered AspenTech's build-to-suit lease for the 1999 development--the largest office lease for the year. Citgo's presence "adds to the high quality of tenants in the Energy Corridor," he says. "The CBD and Energy Corridor are now equally anchored by the world's top energy firms."
