Interwise, which specializes in video and voice conferencing products, has leased 8,334-sf at 25 First St., a four-story, 220,750-sf office building. Interwise entered into a direct lease after its sublease at this location expired. John Caldwell of Paradigm Properties represented the property owner, IBUS, in the transaction.

Smartleaf Inc., a financial software developer, leased 5,046 sf at 840 Memorial Dr., a five-story, 130,000-sf office building. Smartleaf is relocating from its former location at 201 Broadway. Tucker Hansen and Joe Flaherty of Meredith & Grew represented the sublessor, Alkermes. The Abbey Group is the property owner.

Christopher Crooks, Daniel Sullivan, and Adam Subber of Cresa Partners Boston, a corporate real estate advisory firm specializing in tenant representation, represented the tenants in each of the deals. Lease rates were not available, but the average asking rent for office space in Cambridge is $27 per sf. Sublease deals tend to command a lower than average rate.
