Situated just one mile from Dulles International Airport, Dulles Woods will feature an 82,400-sf building and a 62,400-sf building of industrial condominium space for purchase at $115 per sf; and one 102,000 sf structure that will be available for lease at $7.25 per sf. "This will probably be one of the first for-lease spec projects in the Dulles Corridor this year," Transwestern's Caulley Deringer tells GlobeSt.com. Deringer and colleague Hank Dudgeon are the exclusive leasing agents at the property, for which the target market consists of businesses ranging from third-party logistics providers to freight forwarders and moving and storage companies.

While Transwestern just got the leasing assignment, Deringer notes that, "we actually have some pretty good prospects already; we expect to have one or two deals prior to ground breaking." Assuming Opus will break ground in a few months as planned, the buildings are scheduled to reach completion in early spring 2005. "With the current rebounding of the economy, Opus should be well positioned for a very successful project."
