Distributor Buys Warehouse for Nearly $5M

HAYWARD, CA-R&B Wholesale Distributors will open its fourth warehouse in the nation here in a 61,306-sf building near the San Mateo Bridge. The company paid Hayward III LLC $4.5 million for the warehouse and the 4.2 acres on which it sits. The price translates to $73.40 per sf of building.”Demand is high for free-standing buildings for sale near the San Mateo Bridge,” says Bob Ferraro, the senior vice president at Colliers in Pleasanton who had the disposition assignment along with Dan Bergen. “The Bay Area market continues to have greater demand than supply for the free-standing buildings with low coverage ratios of 30% or less,” added Bergen. Jon Cook, also with Colliers, represented R&B Wholesale.The property address is 25425 Industrial Blvd. R&B Wholesale will use the space for distribution of appliances, electronics, furniture, and commercial equipment. This is the opening of the company’s fourth warehouse in the nation. R&B Wholesale distributes more than two dozen lines throughout the appliances, furniture, electronics, and foodservice industry to all of Arizona, California and most of Nevada. The company’s other three warehouse locations are Ontario, CA, Union City, CA, and Phoenix.
