Garfield Park will rise up in the Clarendon submarket at 2900 N. 10th St., taking over a spot that is currently occupied by Sala Thai restaurant and CVS. Eight of the residences will be live/work units, and the property will feature a parking facility capable of accommodating about 280 vehicles.

"This project embraces a number of community goals, creating an interesting, dynamic gateway to Clarendon," County Board chairman Barbara Favola says. "While bringing desired neighborhood retail to Lyon Park, Garfield Park at Clarendon Village will also preserve amenities that are important to its neighbors and to the life of Clarendon." TCS president Tom Shooltz was unavailable for comment on the cost of the project; Arlington County officials are unaware of how much will be spent to realize the development. However, according to Delta Associates' Year-End 2003 Apartment and Condo Report, the total development cost for condominium properties in Arlington is about $137,437 per-unit, excluding land.

"Developers are paying aggressive prices for condominium land right now to try to get their projects done before the interest rates go up," Delta Associates vice president Brian Mistysyn tells GlobeSt.com. He says condominium development property in the area is trading for about $70,000 to $80,000 per unit.
