The tenant's broker, Tommy Wilson, first vice president with CBRE/Trione & Gordon in Houston, tells GlobeSt.com that the partners wanted a change and decided today's leasing market offered the best opportunity for a relocation. He says Marshall & McCracken signed a five-year lease for Post Oak Three at 1990 Post Oak Blvd. The views from the top floor of the class A, 24-story, 1.3-million-sf building helped seal the deal, he says. The firm, an insurance litigation specialty practice, relocated from 3040 Post Oak Blvd.

The Fort Worth-based Crescent Real Estate Equities Co. leads the partnership that owns the building. Crescent's in-house broker Bill Schneidau handled its negotiations for a building with a quoted rent hovering $20 per sf.
