Chicago-based Morningside Equities Group plans to develop the First & William Lofts on the 130,000-sf former Eaton Corp. factory on the western edge of Downtown. Eaton plans to cease production at the factory by the end of July, leaving only the engineering staff until a technical center in Pittsfield Township is ready for occupancy.

The city's historic district commission has approved Morningside's request to demolish a three-story section of the Eaton facility. The structure would be replaced by a five-story building matching another building on the site of the same height.

The architect for First & William Lofts is Ann Arbor-based Hobbs + Black. A construction firm has not yet been hired.
