MARLBOROUGH, MA-The city has approved its largest ever affordable housing project. Fairfield Green, a 332-unit development is being built under Chapter 40B, the state’s affordable housing law which allows a project to bypass local zoning laws if the project has at least 25% affordable housing in a town that has less than 10% of its housing affordable. Marlborough’s affordable housing was 7.9% of its housing stock before this project but Fairfield Green will push the town’s percentage to over 10%, leaving it less vulnerable to other affordable housing projects.

Al Lima, the city’s director of planning and economic development, tells GlobeSt.com that Fairfield’s project did not arouse the controversy other large housing projects did mainly because of its location which is relatively isolated. The project will be located on a 40-acre parcel of vacant land in an industrially zoned area right near Route 495 bordering two industrial parks.
