Space is advertised at approximately $40 per sf. According to published reports, Holtzbrinck has a graduated 15-year lease that totals $70 million. Other tenants in the site include Hangar Design, KB Network News and Robert Mondavi.

The Flatiron District is becoming more popular with a variety of tenant types. Fashion company Ecko Unlimited, will relocate its headquarters to 275,000 sf at 28 & 40 West 23rd St., which is the largest direct lease in Midtown South so far this year. And last September in one of 2003's most notable transactions, Home Depot announced plans to open its first Manhattan location at the site and inked a deal for 108,000 sf in the same site.
