"It took a while to find the right building for them," Kris Martin, a senior associate at Grubb & Ellis/BRE Commercial, tells GlobeSt.com. "We had to find something at that size with air conditioning and power and yet keep the price down. That's why we went more to the west side."

Schorleaf signed with owner First Industrial Development Services of Chicago for space in an 82,000-sf building at 240 N. 48th Ave. The new location includes dropped lighting, adequate electrical power and the air-conditioned manufacturing space that it was seeking. The company plans to relocate by July 15 from a 13,000-sf Sky Harbor location at 4960 E. Beverly Rd.

Scholeaf's lease takes the two-tenant building to 50% occupancy, within months of losing the other occupant, Amsafe. Schorleaf was represented by Martin and Shawn Greenway, also with Grubb & Ellis/BRE Commercial. The CB Richard Ellis Inc. team of Pat Feeney, Dan Calihan and Bob Hubbard handled talks for First Industrial.
