The Houston-headquartered developer will break ground Sept. 1 on the two-building project along Fallbrook Drive. Delivery is set for January 2005.

Mark Sepulveda, the firm's vice president of development, tells GlobeSt.com that the land was bought in June from Fuller Realty of Houston. The Yancey-Hausman team has brokered several land deals in the corridor for build-to-suit projects so the familiarity with the terrain made it the logical starting point. In fact, the as-yet unnamed development will neighbor one of the firm's top-draw build-to-suits, the 100,200-sf Innova Electronics headquarters.

Two years ago, Yancey-Hausman hired Troy Collins as a vice president to lead the launch of an industrial division. Collins says he's wanted to develop spec space since he started the group. The Fallbrook Drive development is intended to be the first of many industrial projects that the team will build even though there are no more plans currently on the drawing board, he says.

Powers Brown Architecture of Houston designed the crane-ready buildings, outfitting them with 24-foot clear heights and 2,000 sf of office area. The general contractor has yet to be picked. The space will come to market at 65 cents per sf.

Since 1998, Yancey-Hausman has developed more than one million sf of office and industrial space in Houston and Austin. It's also delivered more than 300,000 sf of retail space.
