In the second transaction, Stonebridge Associates LLC, an investment bank, is leasing 6,394 sf on the 13th floor following an early lease renewal and restructure in which the brokers involved say that Stonebridge was able to leverage present market conditions to reduce its occupancy costs significantly.

Rick Lowe and James Topper of the Downtown market group of Cresa Partners Boston represented the tenants in both transactions, while property owner, Walton 10-Ten Post Office Investors LLC, was represented by CB Richard Ellis. Lease rates in the building average approximately $32 per sf. The building is now nearly fully occupied with about 25,000 sf remaining vacant. Other tenants in the building include Conn, Kavenaugh, Rosenthal, Peisch & Ford, Landvest and Dow Jones & Co.
