Location, location, location was one of the major factors in DMJM's decision to relocate to the Hartford. Situated at 3101 Wilson Blvd., the centralized spot boasts a convenient location just across from a Metro station, off I-395, I-66, and Route 50. Construction of the property--developed by the Akridge Cos., along with partners the Holladay Corp. and MEPT/Kennedy Associates--wrapped up about one year ago.

But the Hartford is not just an office site. The property features the 215,000-sf office building that includes 15,000 sf of ground-level retail, a six-story, 70-unit luxury condominium, and a 400-space parking garage connecting the two structures. Akridge spearheads office leasing activity at the Hartford, while Madison Retail Group handles retail leasing, and the Holladay Corp. oversees the residential segment of the property.

Adam R. Singer of the Virginia office of Studley worked with Cushman & Wakefield's Los Angeles-based Ness D. Hamaoui to represent DMJM in the transaction. Terms of DMJM's lease agreement with the Akridge Cos. are not available; however, class A office space in Arlington goes for an average of $31.25 per sf, according to Advantis Real Estate Services Cos.' First Quarter 2004 Office Market Report.
