"Their timing was right. They had their funds ready to go," Adam Tolson, an associate with Lee & Associates Arizona in Phoenix, tells GlobeSt.com. "It was surprising how many offers we got, all owner-users."

La Dolce Vita Properties LLC of Phoenix purchased the 8,664-sf building from Cielo Grande Plaza LLC, an entity representing John Shoecraft, also of Phoenix. The property had received about six offers, many at full price, during three months of marketing, says Tolson. La Dolce Vita actually exceeded the ask and obtained financing from Irwin Union Bank of Columbus, IN, to close.

Located at 3620 E. Campbell Rd., the 1960s garden-style building was 30% leased at closing. The new owner plans to renovate the ground floor for administrative offices and bulk up the roster on the balance. Originally a single-story, 3,000-sf building, Shoecraft added a second floor and expanded the ground floor in 1992. He decided to sell because his business needed more room, says Tolson, who had the listing along with Kyler Kienholz, also with Lee & Associates. Les Larsen and Jay Stogdill, both with Mesa-based Les Larsen & Associates, represented the buyer.
