John T. Kerrigan Jr., senior vice president, and Stephen Cook, vice president with Grubb & Ellis, represented Lionbridge in the transaction, while Joann Stock, marketing and leasing manager, acted as in-house representation for the property owner, Shorenstein Realty Services. Lease rates for this deal were not available, but the average asking rent for similar space in the area is about $22 per sf.

The 155,000 sf class A office building is located in the Bay Colony Corporate Center, which is near Routes 95 on Route 128. The center was completed in 1998 and totals 980,000 sf with 3,000 surface parking spaces. It consists of three four-story buildings and one three-story building situated on a 58-acre site about 10 miles from Downtown Boston. 1050 Winter St. features a cafeteria, health club, day-care center and a conference center. It is nearly fully leased with approximately 8,000 sf available.
