Ten-year tenant MetMortgage Ltd re-upped 3,222 sf of class A space at 820 Gessner Rd. in West Houston and an eight-year tenant, Enercon Services Inc., held onto 2,591 sf at 8866 Gulf Freeway in the southeast submarket.
Andre Granello with NAI Houston tells GlobeSt.com that MetMortgage "took a hard look at a few relocation alternatives" in Westchase, but decided to stay put because some of its clients are in the 375,000-sf building, owned by MetroNational Corp. of Houston. The deal was brokered by Granello for the tenant, a subsidiary of Canadian-headquartered RBC Mortgage, and MetroNational's Randy Nernan. The building's quoted rent is $20 per sf.
Enercon's class B lease, Granello says, was penned for the short term to allow the environmental engineer time to weigh an expansion. Mike Adams of Houston-based PM Realty Group represented the building owner, Koll Bren Schreiber Realty Advisors of Newport Beach, CA. The 89,623-sf building's rent is quoted at $14.50 per sf to $15 per sf.
