Point Center Midtown will be located on a full city block, or about 1.4 acres, with a gateway positioning to the Metro Rail Ensemble/Houston Community College Station platform. Bounded by Main, Berry, Travis and Holman streets, the project will consist of 27,000 sf of first-floor retail space fronting Main and Berry streets. Another 75,000 sf of commercial office space will be located on floors two through five. Typical floor plates will total 15,000 sf, however the second story has been designed with a 30,000-sf floor plate.
David L. Carter, a Yancey-Hausman vice president in charge of the project, tells GlobeSt.com that financing is in place and the architect and general contractor have been selected. Formal contracts are set to be signed soon. The firms' names will be released when negotiations are finalized.
Carter says the project's location is one of the big selling points to potential tenants: midway between Downtown and the Texas Medical Center. He describes the project site as having three major selling points--it's in an area that's less congested than Downtown or the Medical Center district; it sits right in front of a major rail stop, another convenience; and finally it's neighborhood is in the early stages of redevelopment. "We're getting in during its infancy stage, so to speak," Carter says.
The neighborhood is home to an emerging theater and nightclub community, which is being spurred by the nearby Houston Community College. Carter explains Point Center Midtown will take advantage of the synergy by attracting high-end restaurants for the dinner crowd and a sandwich shop for lunch.
The developer anticipates the office/tenant mix will include service-type tenants like ad agencies, architectural firms, medical administration, high-tech firms, financial institutions and law firms. The retail tenants may include upscale restaurants, coffee shop, delicatessen, printer, video store and bank with two drive-through lanes.
Groundbreaking is planned for December. Projected completion and occupancy of the project is planned for fourth quarter 2005.
