$15M Mixed-Use Project Ticketed for Midtown Block

HOUSTON-Yancey-Hausman, teaming with Point Center Partners, will break ground in December on Point Center Midtown, a 97,000-sf retail and office project looking to play off some of the synergy from an emerging theater and nightclub district.

HOUSTON-Yancey-Hausman, in partnership with Point Center Partners, will develop a mixed-use project, Point Center Midtown. Details of the project will include office and retail components as well as a parking structure, with an all-in cost estimated in the $15-million range.

Point Center Midtown will be located on a full city block, or about 1.4 acres, with a gateway positioning to the Metro Rail Ensemble/Houston Community College Station platform. Bounded by Main, Berry, Travis and Holman streets, the project will consist of 27,000 sf of first-floor retail space fronting Main and Berry streets. Another 75,000 sf of commercial office space will be located on floors two through five. Typical floor plates will total 15,000 sf, however the second story has been designed with a 30,000-sf floor plate.

David L. Carter, a Yancey-Hausman vice president in charge of the project, tells GlobeSt.com that financing is in place and the architect and general contractor have been selected. Formal contracts are set to be signed soon. The firms’ names will be released when negotiations are finalized.
