David Dorin of Marina Del Rey brought all cash to the table in the exclusive deal before marketing efforts could kick off, Tracy Cartledge, vice president with Trammell Crow Co.'s Phoenix office, tells GlobeSt.com. The asset at 2345 E. Thomas Rd. was tagged at $3.2 million.
Dorin, working through a 60-day escrow, intends to hold the property as a long-term investment. "He's an interesting guy. He's 85 years old and we had established a good relationship with him, trying to find out the right property market. He was looking to transition from apartments to office/industrial," Cartledge says. The seller, Marchick Family Trust of Los Altos, CA, is seeking more passive investments with lower tenant rollover, he adds.
The Green Gables complex was 85% occupied at closing by predominantly office tenants. The class B buildings sit between the downtown and Camelback Corridor. The TCC team included Bob Buckley and Steve Lindley.
