Rosslyn Ridge II to Provide 95 New Affordable Housing Units

ARLINGTON, VA-Rosslyn Ridge, a 22-unit affordable housing complex, is on target for redevelopment into a 238-unit upscale apartment community with 95 affordable housing units now that the Arlington County Board has given the go-ahead for the project. Nonprofit developer Arlington Partnership for Affordable Housing, which acquired the Rosslyn Ridge property a decade ago, is behind the endeavor. APAH executive director Douglas Peterson tells GlobeSt.com that the new Rosslyn Ridge II will cost in excess of $50 million to complete.

Strategically situated near the Rosslyn Metro Station on a corner parcel at the intersection of 16th Street North and N. Pierce Street, Rosslyn Ridge II will take the shape of a 15-story building designed in an “L” formation. In addition to its affordable and market-rate residences, the property will feature all luxury apartment building amenities such as a business center, fitness center and swimming pool, as well as parking to accommodate 238 vehicles.

Conditions of a $1.8-million loan for the development from the Arlington Housing Investment Fund mandate that the 95 units set aside for households earning 60% or less of the area median income will carry the designated low-income status for 60 years. And there’s more. “Rosslyn Ridge II will be the first Green Building Council LEED-certified affordable housing building in the Northern Virginia area,” Peterson notes.
