Extensive improvements are now under way in the main lobby of the 23-story building, which is a block from Post Office Square and the Boston Harbor at the corner of Franklin and Oliver Streets in the heart of the city's financial district. The project is scheduled to be completed in October of 2004.

Among the building's current office tenants are Fidelity Investments, Panagora Asset Management, ACS State & Local Solutions, Day, Berry & Howard, Fish Richardson LeBoeuf, Lamb, Greene & MacRae and Lehman Brothers. Lease rates in the building range from $33 to $42 per sf depending upon the floor.
