BMS Solutions USA Inc. signed a long-term lease for 3,478 sf at 10375 Richmond Ave., a 360,000-sf, class A office building in the Westchase district. Finish-out is underway on the firm's new office, with move-in planned for the not too distant future.
Locally based BMS Management represents the largest property owner in the district. Its Richmond Avenue building is 94% occupied at an asking rate of $91.50 per sf.
Steve Rocher, senior vice president, and Kristen Rabel, vice president, with Grubb & Ellis Co. represented the BMS Management. The tenant's rep, Jim Pratt of NAI Houston, says the decision went to the Westchase building because it's near BMS Solutions' customer base and is convenient for employees to get to because of easy freeway access.
In the North Loop area, Dr. Lynette N. Crouse leased 3,660 sf of class B space for her first office, taking a suite at 2550 N. Loop West, a 150,000-sf, 89%-leased building with a quoted rate of $16 per sf. The building is owned by the locally based Unilev Management, which had Rocher and Rabel negotiating its terms. Doug Morrow of Colliers International's Houston office brokered terms for the tenant, whose office finish-out has begun.
In the Galleria, Llewellin Operating Co. will move in within 45 days to a 4,906-sf office at 4265 San Felipe, a 207,000-sf, class A office building with a 92% occupancy and quoted rent of $19.50 per sf. Rabel says the class A building, also owned by BMS Management, has had a history of being more than 90% occupied since it opened in 1984. Chad Beck with the Staubach Co.'s Houston office represented the tenant.
