The 113-acre site was previously home to the Brockway glass factory. The project, led by Contractor Property Developers Co., is a major expansion of the quantity and variety of housing within Rosemount.
"These two projects are going to help define the future of this community in a very positive way," says Mayor Bill Droste. "Developers have been indicating a lot of interest in this project before we've even had something for them to respond to."
Rottlund Homes will build 400 units in the development. CPDC is continuing to work with other prospective partners on the project that will also include 60 senior housing units and 120 multifamily rental units.
The Brockway site is on the east side of Highway 3 (South Robert Trail) between 132nd Street and Connemara Trail. Demolition of the factory could occur later this summer, according to city officials.
The first housing units could be available in late winter or early spring next year. The Brockway project is located in a newly created tax increment financing district, which will help pay for cleanup of the factory site and also will help finance the redevelopment of Downtown Rosemount. The Rosemount Port Authority will consider a final development agreement that includes tax increment funding for the cost of demolition and site preparation.
