SAN DIEGO-The final stage of the Rio Vista Plaza office complex is now under construction, as developers Griffin Properties LLC and Jim Allen of Allen & Associates have recently broken ground on a $15-million building that will comprise the third phase of the project. The facility, known as Rio Vista Plaza III, is rising on a 4.5-acre site at 9095 Rio San Diego Dr. in the Mission Valley area of the city.BYCOR General Contractors is building the project, which has been designed by Hawkins & Hawkins Architects with Howard Anderson Architects & Associates. At build-out, the structural steel facility will stand four stories high and encompass a total of 83,644 sf. It will feature 20,000-sf floor plates; a state-of-the-art energy management system; and a two-story lobby with stone flooring, cherry wood paneling and granite accents. Amenities here will include jogging paths, showers and conduits for high-speed Internet connectivity. The new building will also boast the “highest parking ratio in Mission Valley of 5.4 spaces to every 1,000 sf,” Grubb & Ellis/BRE Commercial broker Andy LaDow tells GlobeSt.com. LaDow, along with Grubb & Ellis/BRE colleagues Richard Gonor and Tony Russell, is handling the marketing for Rio Vista Plaza. Rio Vista III is slated for completion in 10 months. The construction execution plan ensures that “tenants could have completion of their improvements concurrent with the completion of shell construction, and literally move in the day a certificate of occupancy is issued.”The new facility will complete the final phase of the Rio Vista Plaza office complex, which is currently comprised of two completed buildings: Rio Vista Plaza I and Rio Vista Plaza II. According to LaDow, 4,000 sf is currently available in the 78,000-sf Rio Vista Plaza I facility, while 2,800 sf is presently vacant in the 29,000-sf Rio Vista Plaza II building. State Farm is one of the principal tenants in Rio Vista Plaza I, while USE Credit Union is one of the main occupants in Rio Vista Plaza II. The Grubb & Ellis/BRE brokerage team expects to sign on similar tenants to Rio Vista Plaza III, such as financial institutions and service professionals.
