The site abuts Peter's Park and the Marc Tyler Condominium residences and is currently being used as a temporary parking facility. The BRA issued a Request for Proposals in March 2004 for the parcel, which is one of the last remaining developable parcels on Washington Street.

Gatehouse will consist of a six-story mixed-use building with ground-floor retail fronting Washington Street, office and common space, three at-grade parking spaces for the company's vans, and 14 single-room occupancy units. Floors two through four will be occupied by Project Place and used as office space for their programs while the fifth and sixth floors will be used as affordable single-room occupancy units. The total development cost is approximately $6.1 million.

"The new retail space on Washington Street will be another great asset to this thriving Main Street's district," says Mark Maloney, director of the BRA. Project Place is a nonprofit organization that provides training, support, education and off-site housing for women to enter the workforce. Currently, Project Place is based out of 32 Rutland St. but the new site will allow them to expand their programs and services.

The RFP called for a mixed-use development, including ground-floor retail space with residential units for a variety of incomes on the upper floors. The RFP also stated that proposals for redevelopment of the site should contribute to the continued revitalization of the Washington Street corridor. The developer still has to submit a Project Notification Form and complete design review before receiving final BRA approval.
