BOSTON-The board of the Boston Redevelopment Authority granted tentative designation to Project Place as the developer of a vacant parcel at 1143-1149 Washington St. and 83 East Berkeley St. in the South End. Project Place’s project, known as Gatehouse, involves developing its own headquarters for its programs and social enterprises as well as creating housing for its clients.

The site abuts Peter’s Park and the Marc Tyler Condominium residences and is currently being used as a temporary parking facility. The BRA issued a Request for Proposals in March 2004 for the parcel, which is one of the last remaining developable parcels on Washington Street.

Gatehouse will consist of a six-story mixed-use building with ground-floor retail fronting Washington Street, office and common space, three at-grade parking spaces for the company’s vans, and 14 single-room occupancy units. Floors two through four will be occupied by Project Place and used as office space for their programs while the fifth and sixth floors will be used as affordable single-room occupancy units. The total development cost is approximately $6.1 million.
