Robert Gibson and Ed Jarosz of CB Richard Ellis/Whittier Partners represented property owner, J&S Realty Trust, while Kirk Bittel of Fischer & Co. represented the tenant. The property was built in 1988 and is comprised of 34,000 sf of warehouse/manufacturing space and 7,000 sf of adjoining office space. The building height ranges from 18'6" to 22' in the warehouse area and offers four loading docks and one oversized drive-in grade door. It has direct access to Route 24 and is near Routes 128 and 495.

"The building is located in the South Suburban industrial market and provides easy highway access," says Gibson. Lease rates for this deal were not available but the average asking rent for industrial space in the area is approximately $6 per sf. Gibson and Jarosz are about to begin marketing a 40,000 sf build-to-suit building on the lot directly behind the 1020 West Chestnut building.
