The Bloomfield Hills, MI-based Greenfield Commercial sold 5905 Sovereign Dr. in Houston to Buffalo Specialties Inc., a local importer The 22,000-sf research and development building was on the market for $850,000. The six-acre asset is assessed at $567,900 by Harris County.

Grubb & Ellis Co.'s Houston team of Thad Hickman, senior vice president, Tyndall Yaap, vice president, and Jay Jenckes, associate, represented the seller. Richard Glass and Stephen Kuper, both with the National Realty Group in Houston, negotiated for the buyer.

At 5610 Almeda Genoa Rd., Ellis Properties Inc. of Houston sold a 18,500-sf, two-building complex to Chen's Property Management LLC, which plans to use the holding to sell and distribute trailer tires. The 6.5-acre asset consists of a 12,000-sf metal building, built in the mid 1980s, and a 6,500-sf former home, built in the 1920s and subsequently converted into office space.

Grubb & Ellis' Doyle Toups, a senior vice president in Houston, and Aaron Ace Schlameus, associate, brokered terms for the local buyer. Tony Chang of Tony Chang & Associates in Houston represented the seller, who was asking $525,000 for a holding with a $429,270 county assessment.
