Scott Martin, managing director in Houston for the Dallas-based development firm, says there are numerous tenant prospects for the warehouse distribution project, a twin to a fully leased first phase. "We'll eventually have to decide who ultimately will make the best fit," he tells GlobeSt.com.

The second building, like the first, will rise on an eight-acre tract along East Barbour's Cut Boulevard, with direct access to the container terminal and right across the street from the Port of Houston's offloading staging areas. "It's a piece of property that many people had tried to obtain over the years," Martin explains.

The single-story structure, designed for one or two tenants, is outfitted with 50 dock-high doors, full canopy for all-weather loading, 20-foot clear height and EFSR fire suppression system. The Barbour's Cut building will deliver in early 2005.

"Upon completion of phase II, Barbour's Cut Business Park will have in excess of 350,000 sf of warehouse space, more than 100 loading docks and significant space for maneuvering large container trucks, including a new 110-foot truck apron," Martin says. The second-phase construction will include a beefed-up buffer zone to reduce noise levels and improve curb appeal for the surrounding neighborhoods. He says the project will get added berms, foliage and perimeter fencing to separate residential areas from port activities.

Verde Development of Houston, as before, is the architect and general contractor. "The folks at Verde had developed a great relationship with the city of Morgan's Point and were instrumental in getting a special use permit for us," Martin says. Steve Carter, Granite's industrial business manager and leasing agent, and Don Cramer, Verde's president, secured the permit.

With port space at a premium, Martin didn't rule out the possibility of a third building. "However, it's premature to even talk about a phase III yet," he says.
