Catalano says it chose this location for its distribution of gypsum because of its strategic location at the intersection of Routes 1, 93, 95 and 128, its good clear height, and access to CSX Rail. The facility also provides the firm with the use of eight loading docks for truck access as well as eight loading docks for rail access. The building features a clear height of 28 feet.

Lease rates for this deal were not available, but the average asking rent for industrial space in the area is approximately $7.50 per sf. According to Spaulding & Slye Collier's most recent statistics, the overall availability rate for industrial space in the area is about 23%, which is slightly under the office market's rate of 26%.
