"They had done their own TIs when they moved in on their sublease and had quite a few dollars invested in those improvements. They had built their identity and recognition and they really didn't want to move," Steve Bodeman, an executive vice president with GVADaum Commercial Real Estate Services in Phoenix, tells GlobeSt.com about the 20165 N. 67th Ave. location.

Cleats provides equipment sales specializing in baseball and softball as well as uniforms and related sporting goods. The 90,797-sf Arrowhead Plaza, built in the late 1970s, sits on about 14 acres at 67th Avenue and Loop 101. Other tenants include a 99-Cent Store, Atlanta Bread Co. and a veterinary practice. Bodeman represented the tenant in the negotiation with property owner, Westwood Financial of Los Angeles.
