SAN DIEGO-Currently at work on several mixed-use properties that are rising in or around Downtown, CityMark Development has added yet another new project to its list, having now unveiled plans to build a residential and retail complex in the Little Italy district. The Little Italy development, which has not yet been named, is in the initial stages of its design phase, with CityMark having recently retained KMA Architecture & Engineering as project architect. Current plans call for a “boutique high rise with luxury condominiums and ground-floor retail,” CityMark vice president Russ Haley tells GlobeSt.com. Upon completion, the structure will contain approximately 89 condominium units and about 6,000 sf of retail space. The residential units will range in size from around 800 sf to 2,000 sf, with prices to vary from the $300,000s to the $700,000s, Haley says. Approximately 30% of the condos will be studios and one bedrooms, with the remainder of the units to be designed as two-bedroom layouts or larger. In addition to its residential and retail components, the completed project will also feature three levels of underground parking. Construction is expected to kick off in fall 2005. Slated to rise at the southwest corner of Beech and Union, the new CityMark development will stand 11 stories high at build-out. The height of the building marks somewhat of a departure from previous projects for CityMark. “Up until now, we have been doing mid-rise projects, where the building height caps out at around seven stories and 90 feet,” Haley explains. “For this site, based on surrounding uses, we thought it would be great to go a little more vertical,” he says, noting that the boutique style of the project will give it a unique identity in the Downtown landscape.
