Brian Hines, principal, Michael Dalton, senior vice president and Sean Teague, principal of Trammell Crow Co. represented Opta Foods and procured the buyer. "This was a win-win situation for both parties," says Dalton who points out that Toxikon needed expansion space to accommodate its growth.
The single-story office and laboratory facility, which was built in 1978 and renovated in 1996, is situated on eight acres at the Route 495/Route 2 interchange. According to Grubb & Ellis's most recent statistics, the average asking rent for industrial space in the area--which includes flex space--is approximately $8 per sf.
