Developer Finishes $20M Multifamily Project

DAVIE, FL-The third phase of Palm Trace Landings, a townhouse and garden apartment complex here, consists of 15 buildings with 274 units. Austin Forman was the developer, which Kelton Project Management Inc. represented. The general contractor was Gables Residential.

DAVIE, FL-Developer Austin Forman completed the more than $20-million third phase of Palm Trace Landings, a townhouse and garden apartment rental complex here.Steven M. Kelton, a principal with Kelton Project Management Inc., represented the developer on the project. The company was responsible for negotiating the construction contract, coordinating permitting, managing the general contractor, maintaining the project budget, submitting the monthly draw request to the lender and other duties. Kelton says that phase was finished on time and below budget. Gables Residential was the general contractor. The architect for the third phase was Pasquale Kuritzky Architects.Palm Trace Landings is located on 17 acres of land at Davie Road and Nova Drive. Phase III consists of 274 one- and two-story units and 15 buildings. The latest phase includes an amenities building with a community pool, an indoor basketball court and a fitness facility. The first two phases of Palm Trace Landings were finished in 1994 and 1995.
