Located at the intersection of Bata Boulevard and Route 40 in the Metropolitan Baltimore area just 20 miles outside of the city, Waters Edge Corporate Campus boasts a location with views of the Bush River. Ultimately, the property will consist of four three- to six-story office structures and eight single-story retail/service buildings.

The newest building--which will carry the address of 4692 Millennium Dr.--will be a carbon copy of the first four-story, 80,000-sf structure, where Manekin currently leases space for $14.90 per sf. That property, 4690 Millennium Dr., is fully occupied, and its new sister property is already over 20% preleased with commitments from Regal Decisions for 10,000 sf and STEM International for 6,500 sf of space. Manekin is marketing 4692 Millennium at $16.25 per sf.

The retail element of Waters Edge is a definite extra, but it has been the ongoing "demand for quality office space" in the area that has been bringing businesses to Waters Edge, Manekin senior sales and leasing associate Matt Haas tells GlobeSt.com. As for a timeline for completion of the entire 400,000-sf compound, Haas says, "we hope to have the project completed in three to four years, with a building a year; and we expect to build all the retail next year."
