It will be a short move in the East Loop for Centrax Corp., which signed a 14,932-sf lease at Two Prudential Plaza, 180 N. Stetson Ave. The e-learning and e-marketing company, which moves into the 51st-floor space in April, is located around the corner at 300 E. Randolph St. CB Richard Ellis' Kyle Kamin and Tony Karmin say they were able to leverage Centrax' termination option, as well as the soft market conditions, in the deal with Shorenstein Properties. Published net lease rates at the property begin at $16 per sf. Andrea Saewitz handled negotiations for her company.

Konica Minolta renewed its lease on the 23rd floor at 150 S. Wacker Dr. after deciding to stay in the 13,350 sf the Tokyo-based company has there for another five years. CB Richard Ellis senior vice president Jeff Liljeberg handled negotiations for Konica Minolta with Lincoln Property Co.'s Joe Alberts. Although terms were not disclosed, published net lease rates at the property are $17.25 per sf.
