EVERETT, WA-The retail chain Zumiez Inc. has leased 87,350 sf at Merrill Creek Center for its headquarters and distribution center. The commitment absorbs about half of the built space at Merrill Creek Center, a 33-acre former Solectron manufacturing plant at 6300 Merrill Creek Parkway that includes a 179,000-sf industrial building and a pre-loaded building pad that can accommodate another 60,000-sf building.Solectron sold the building in January to real estate investor Washington Real Estate Holdings for $6.4 million in cash, or about $0.36 per sf, and proceeded to convert it into a multi-tenant facility. Gregg Riva and Derek Heed of Colliers International have the leasing assignment.Currently housed at 1420-80th St. SW in Everett, Zumiez will move its operation to Merrill Creek Center in February 2005. The negotiated lease rate is not being revealed by the parties involved; the marketing rate for the space is $0.45 per sf per month for warehouse and $1.15 per sf per month for office build out, of which there already exists about 45,000 sf.Washington Holdings SVP Brent Lower says the facility has the infrastructure to accommodate office, manufacturing, lab, biotech, assembly and warehouse requirements. Approximately 90,000 sf remain available and can be demised as low as 18,000 sf. An additional built-to-suit 60,000 sf is slated for future development.Zumiez specializes in clothing, music and hard goods for skate, snow and surf. The chain opened its first store in Seattle in 1978 and now has 142 stores across the US. The company was represented in the Merrill Creek transaction by Matt Henn and Todd Battison, of GVA Kidder Mathews.
