Jeffrey Hart, a partner at Tarlow Breed, tells GlobeSt.com that the firm looked into expanding in the Custom Street building because they wanted to remain in the city's business district. It wasn't possible to remain at 21 Custom and the firm couldn't find appropriate space in the district.

The building, which is attached to the Prudential center mall, and the general area of the Back Bay made the move feasible, according to Hart. Lease rates for this deal were not available, but Hart says that the rates were comparable to those in the business district. The average asking rent for space in the building is about $35 per sf, with space on the higher floors of the 25-story building going for more. Rick Fahey of Trammell Crow Co. represented the firm in the transaction.
